Lady tax lien Report: Sales Tax Act PA I just returned from Thailand in May, where I made history as the first woman to be head coach for men's weightlifting team from France! I went to Thailand to coach the men's team championship for the first World Youth. But I missed the Monroe County sales tax court, which took place May 20 I sent my husband, Bill, to cover the sales tax to me and to know how many properties sold and what they sold. I wanted to see what the trend has been this year and I wanted to be able to transmit this information to you.
Here is the information that I brought it from sale. First on the 403 properties that were on the list, only 52 were delisted before the sale because they paid, declared bankruptcy or have been postponed. On properties that have been left a very high percentage did not sell at the sale. Only 100 properties sold. The most that was paid for a property was $ 160,000, but many properties were sold for the minimum bid. Only a handful of properties sold for over $ 10,000.
It seems that if the sale was well attended, there were fewer properties sold this year and for smaller amounts. There are some factors that have contributed to the end of this year's sales tax in the county court of Monroe. Many investors who have invested heavily in real estate are now cash poor. When you buy property at a tax sale in Pennsylvania, you need to pay certified funds on the day of sale. In Monroe County, you are given one hour to cover the property you have an offer on certified funds. If you do not pay within the time the property is a new offer and you are unable to attend future sales - not a good thing and should be avoided! It is not as easy to borrow money because he was still a year ago, and many investors are sitting on property they can not sell in this market and they can not get their withdrawal.
Another reason that many properties have sold in the trade tax this year is that people are more cautious about their spending, particularly on a greenfield site. It is not easy to sell a property now and you usually can not make money on the ground until you sell. Manufacturers are having a hard time in the real estate market, so they do not buy land. Instead, many of them are selling vacant land they own in order to raise cash.
I did not investigate all the land was for sale at auction, although I did watch a couple of building lots that were on sale. The lots I checked were under development in a township near where I live. The problem with these packages is that they are in a mountainous area near a ski slope. A couple of lots I looked at looked like they were good building sites, but a couple were on the low notes they could not rely on money without spending significant excavation. None of the lots sold that I looked at the tax sale.
I think it is good that bidders are more cautious when it comes to spending money on a greenfield site. Remember that when you buy property at a tax sale, your purchase is non-refundable and you still have to record the deed and pay the real estate transfer fees (these fees are added at the sale). And you must clear the title before the sale. Overall, there will be more available on the repository list this year, when it is available some time after July 1st. Maybe this year, unlike recent years, it will actually be something more to the left.
