Tax ceded land sales are conducted on an infrequent basis by the Maricopa County acting as an agent of the State of Arizona. These parcels have been transferred to the State of Arizona as a result of the failure of an owner to pay property taxes on the parcel. Many of these parcels are small or unusually shaped pieces of property that may have been transferred to another owner in the development of a community. For the State to return these parcels to the tax rolls through a land sale tax deed, Maricopa County must first offer the parcels at public auction in which anyone may bid plots. After advertising and a silent auction, where bids are received, the Supervisory Board shall convene a public meeting and may vote to sell parcels to the highest bidder for cash. Supervisors can also vote not to accept any offer.

Any package that does not receive an offer during the auction may then be proposed "agreement" for the general public through the Treasurer's Office. Although the list of those parcels is maintained by the Clerk Supervisory Board and are available in two] [Excel [Adobe format], interested parties can begin the process of placing a bid on a parcel by contacting the Treasurer's Office at (602) 506-5517. In Furthermore, interested parties must complete an offer package and submit this form and payment in the form of a money order or cashier's check to the treasurer's office.

Once an offer is made and received by the office of treasurer, the treasurer's office asked that the offer is scheduled on the agenda of the next supervisory board "meeting. (This may take several weeks.) Once the meeting occurs, supervisors will consider the offer but may also entertain higher bids from any other person present at the meeting. At the public meeting, the Supervisory Board may vote to accept and approve the offer of providing more money, or they may choose not to accept any current offers.

If a bid is approved, the Board directs the Clerk of the Board to transmit an act of surrender to the party whose bid has been approved. Clerk of the Board shall prepare a deed of waiver, record the deed with the registrar of the county, then issue the notice to the owner new parcel. This process takes approximately two weeks after the approval.

Buyers should be aware that all parcels are sold as is. No warranty is made concerning the parcel or its suitability for use

Basically, the Maricopa County will sell a few pieces of land at an auction. Because the owners of these plots did not pay their property taxes.

If one buys some of these lots at the auction. Then, the county office of Treasury will accept bids to purchase these parcels. Later, a supervisory board will hold a public meeting and reveal the highest bid for each parcel of land. They invite people to offer more money than the highest bid if they want to buy the land. And if nobody offers more. Then, the best offer will be accepted and the land will be sold.

But the county reserves the right to refuse the higher bid for parcels of land, if these offers are too low, in the opinion of the directors of the county.

The county has random plots they have obtained because of failure to pay property taxes.

To begin to get more property taxes, they offer plots for sale at public auction. Cash only.

If someone buys a piece of land in the auction, a person can communicate with the Treasurer and place a bid. The offer must be approved by the supervisory board, they may accept the highest bidder, or they can not accept any offer.
