Manufactured Home Bill Of SaleHow to buy a house Done

Buying a home or making a large purchase is sometimes intimidating for the first time buyer and even for experienced buyers. I hope that somehow this article will help you make an informed decision regarding the purchase of your mobile home. I have been in the business of origin for a number of years and I'm tired of seeing good hard working people scammed when you buy a manufactured house.

Sometimes your local dealer of mobile homes and / or his sales team is not as honest as was necessary to describe the attributes of their product. They exaggerate sometimes lie about their products, warranties and installation team and what they will or will not do when creating your new home.

There are things a person can do to minimize the possibility of obtaining taken by your dealer.

1. Do a lot of comparison shopping, either in person or online. Discover how different houses were built on the R factor insulation, 4 inches or 6 inches from walls, planted and vinyl siding shingles, etc. Do not compare apples with oranges.

2. Perform a search in your local library or online at prices, specifications, construction methods, etc. There are companies that have this information, such as NADA Guides used by lenders to determine value.

3. Look around your local mobile home parks and talk to managers and residents of the quality of their homes and what to look. They can also tell you about their experience in puchasing and implementation of their homes and the cost of doing so.

Check with your local lenders who will finance your new home. Some lenders specialize in financing and insurance of housing built. You can also check online for lenders, just do a search in one of the many search engines and you will find a variety of lenders. Look for a lender who has been in business for some time and offers the lowest rates. The rates will vary, sometimes between lenders and the type of facility, if the credit union bank or another finance company.

Whenever you find the home you want to buy anything be sure that the contract is the way you wish, before signing it and then have a lawyer look over it. Past few dollars with a lawyer can sometimes save you a lot of money, time and frustration trying to obtain a guarantee or installation work done.

There are various government publications dealing with the purchase of prefabricated houses which are very informative. Do a search online government printing. A government agency is http://www.pueblo.gsa.gov/, they have a wide variety of consumer publications.

These suggestions are intended to be a starting point for making a purchase knowing and not intended to be exhaustive. However, if these suggestions are taken into account, they will be very useful for your research.
