What this means in a quitclaim deed? I'll buy a parcel of land that will be transmitted with a quitclaim deed. I looked at the back of the parcel on the deed book (filed in 2006) and there is a paragraph that concerns me. Can someone tell me what could the following paragraph in the act means:
'This Act shall be made and the said property is conveyed by the part of the first part, for the sole purpose of relasing property described above from the Attorney Lien dated 23 April 2006 and recorded in Book Link xxx , XXX page in the office of the Clerk of the Superior Court of Fulton County, Georgia.
Means it has been a privilege and it was released.
In general, if you buy goods from a person unrelated to you get a warranty deed, quitclaim deed no.
Strongly suggest you to have legal advice in the transaction Theis you can really lose if things are not done properly. Need title of the report.
