Could an act of trust exist without being filed showing another owner? If there was a transfer of the deed after 1989, the act could exist and not be filed with the Dallas County Records
Yes, it's possible but it may be worthless in terms of who has signed and when. Trying to claim ownership of property by an unregistered deed is difficult, but property rights are highly valued in our legal system so that these claims are thoroughly investigated before being resolved.
Things like this happen all the time and it takes an experienced professional to maintain public safety. You would not believe how Leins are not released, Leins are not registered, the acts are not registered, documents are lost by the county, title insurance policies are not issued - but the premiums are collected.
This is just another testament to have a good realtor to work with you in the sale or purchase of real property.
Yes. This act would be valid and show the property. Until someone has recorded another act. Registering property is in the public record.
If it has not been filed with the county, it is not valid .. it's just a piece of paper ....
